The 2026 Maximum Lot Price Map includes the maximum land prices applicable in state-supported housing production (long-term interest subsidy) in the Helsinki metropolitan area for 2026, in accordance with Varke’s decision of 19 December 2025. The maximum prices are presented on the land price map using the municipalities’ administrative divisions (Helsinki sub-areas, Espoo small areas, Vantaa districts, and Kauniainen as a whole municipality). The application guidelines related to the map prices (see the land price recommendation on the website) may allow an increase in the maximum price in northern Espoo, Kauniainen, and Vantaa (not in Helsinki or southern Espoo). For example, if a plot is located in a current or future center in a prime location, such as near good public or commercial services or near a railway station, metro station, or tram stop (maximum walking distance 1,000 m), the maximum land price may be increased by up to 15 percent. In southern Espoo, AP plot prices are agreed with Varke on a case-by-case basis using the pricing model (see the land price recommendation on the website, application guidelines section 9). The material is updated annually in accordance with Varke’s decision on maximum land prices.
